Most of what gets called market knowledge in this business is a feeling about the last six months. I would rather show you the number and where it came from.

Every recommendation I make about price is anchored to the benchmark for your community and property type, published monthly by TRREB, alongside the comparable sales that actually competed with you. If a number cannot be substantiated, it does not get used — which is why parts of this site say “awaiting data” rather than showing something plausible.

What I do not do

There is no MLS search on this site and no listing feed. Those exist in a hundred places and none of them need me. What I publish instead is the underlying market data, monthly, for the communities I actually work in.
